North Fork/Shelter Island secrets, summer 2024
Following FOUND’s first North Fork/Shelter Island dispatch of the season, we’ve been asking FOUND subscribers to tell us their North Fork secrets. Here’s what you delivered:
GREENPORT:
Hotel Moraine opened last summer and it's fantastic but not enough people realize that they have a Fri/Sat happy hour at its private cottage overlooking the water. Sunsets galore.
The same people who own/run the restaurant Ellen's on Front also have the Jennie's at Drossos snack bar at the mini golf course, so you can enjoy their legendary fried chicken in either a lovely restaurant OR in a casual setting.
Veme is a new art studio in the heart of Greenport. Take a break from the boozing and create something at their art bar.
PAWPAW at the Lin Beach House: perfectly seasonal farm-to-table pop-up dinners, twice monthly, at a beautiful bed & breakfast.
If the line at 1943 Pizza Bar is too long, pop downstairs to the Brix & Rye cocktail bar and order a pie there.
Terra at Greenporter Hotel is a new cocktail spot in a hotel that’s being (slowly) updated.
SOUTHOLD:
Southold Fish Market isn't exactly a secret, but with so many lovely restaurants in town, it’s easy to overlook the outstanding casual restaurant in the market. You can get a chilled seafood platter that feeds two for just $42! And you'll pay less than other places in town for a lobster roll. Also, don’t miss the stuffies. On your way out of town, pop in and load up on their frozen chowders to bring home.
Croteaux Vineyards (above) is the most beautiful one. Get the rose flight and make an afternoon of it.
PECONIC: Sang Lee Farms has "ready to eat now" lower prices on heirloom tomatoes in the summer.
CUTCHOGUE: Fyr & Salt is running the cafe at 8 Hands Farm this summer and the food is incredible. Also, for $10, you can hang with the (very friendly) baby goats and lambs.
SHELTER ISLAND: Wednesday night dinners at The Pridwin: cookouts with communal outdoor tables at a beautiful hotel on Shelter Island. Distinctly throwback all-American feel, and you can't beat the sunsets off of Sunset Beach.
North Fork Sights, Bites & Flights is the NoFo's first luxury tour company. They’re running half- and full-day tours (of agriculture, wines, food, oyster farms…).

REAL ESTATE • In Contract
Lower East Side heights
Last week, we took a trip up to the penthouse terrace at Sutton Tower, a Thomas Juul-Hansen-designed new development making a play on Manhattan’s far east side. Today, we’re tracking contracts 60 blocks downtown at another TJH design, 199 Chrystie, which has been going for it on the Lower East Side.
The 14-unit building — finished in 2021, featuring double-height ceilings and interlocking angled windows over Sara Roosevelt Park — saw two apartments go into contract this month.
The first of them, Penthouse 2, features a nearly 2K SF rooftop terrace with views up to Sutton Tower. It was listed for $19.5M early last year before falling all the way to $11.495M, where a buyer was finally waiting to catch it. The other, Unit 9S, is a 3BR duplex that doesn’t get the roof, but it does get both a balcony off the primary and a terrace off the living space. It, too, fell from its original ask, but not quite as hard — from $5.6M last fall to a final listing price of $4.495M.
→ 199 Chrystie St 9S (Lower East Side) • 3BR/3.1BA, 2440 SF condo • Closing ask: $4.495M • Days on market: 278 • Monthly taxes : $3274 • Common charges: $3784 • Agent: Noble Black, Elliman.
→ 199 Chrystie St PH2 (Lower East Side) • 6BR/6BA, 3350 SF condo • Closing ask: $11.495M • Days on market: 134 (and earlier) • Monthly taxes: $10,327 • Common charges: $11,935 • Agent: Noble Black, Elliman.

CULTURE & LEISURE • Friday Routine
The promised land

Neighborhood you live in: Amagansett
It’s Friday afternoon, how are you rolling into the weekend?
While most people look forward to Friday afternoons, our “weekend” at Carissa’s actually happens on Tuesdays and Wednesdays, when we close the shop. Lately, I’ve been foraging local flowers and herbs during my free time for our executive chef Scott Murray. He pickles and ferments them for vinegars, simple syrup, and to make capers. I also love exploring the trails around the East End, or getting out on the water to kayak or canoe with a friend. I have this little house in Lazy Point in Napeague — also known as “The Promised Land.” It’s an extraordinary place: The sunsets are a burst of color. It’s where I put down my shoulders, take a breath, and clear my head.
Where are you drinking or dining this weekend?
Since we're in service Friday through Sunday, I stick close to home for meals. I take turns cooking in the kitchen with my three daughters and sons-in-law, supplemented with bread from my co-founder Carissa Waechter. We also have “at home” treats from Carissa's, like sorbet, brined chicken, and a salmon dinner.
If I were going out to eat, though, it would be at Léon 1909 on Shelter Island. They cook with an open fire, use seasonal ingredients — the place has a fantastic atmosphere. It’s a little excursion by ferry. Like me, I think the owner, Valerie Mnuchin, feels very connected to the East End, and wanted to do something special for the community. And that’s what this restaurant does.
How about a little leisure or culture?
The Church in Sag Harbor, a nonprofit founded by artists (and married couple) Eric Fischl and April Gornik for concerts, exhibitions, and lectures. As an opera fan, the bel canto recitals at Guild Hall are wonderful, and the Summer Dance Project overlooking the bay is enchanting. And in October, the Hamptons International Film Festival comes to town — it’s the best.
Any weekend getaways?
My Tuesday and Wednesday “weekends” are usually in Manhattan. I try to spend my time seeing and listening to beautiful things, so I take in galleries, go to the opera and hear music. I recently saw Enchanted Reverie: Klee and Calder at Di Donna and Joe Bradley at David Zwirner’s gallery. I highly recommend both shows, and do not miss the 2024 Whitney Biennial, curated by Chrissie Iles and Meg Onli.
What was your last great vacation?
I was recently in Milan for my godson’s birthday. I’m not there for the shopping — I buy more clothes for my husband than myself — and prefer to soak up the local architecture, especially from the Brutalist period and forward. I love Milan! I never miss the Pinacoteca di Brera to revisit one of my most favorite paintings called “The Kiss.” Pasta and more pasta, and Prada’s Marchesi 1824 bakery for design inspiration.
What’s a recent big-ticket purchase you love?
My spring coat from The Row is my new daily wear. My life is very casual, so I dress accordingly: During the day, I prefer pieces from my daughter Lili Chemla’s line Leset, then I throw on this The Row coat to pull everything together.
What store or service do you always recommend?
Juan for manicures and medical pedicures at Aida Bicaj in NYC!
